The Buying Process - How We Work to Achieve our Goal
Step 1: Get clear on where you are and what you want
Becoming clear on where you are and what you want means having clarity on your financial situation: Where you’re allocating your funds now, and what may have to change should you enter the real estate market or make a jump up in the market. Is the forced savings plan, which will be your mortgage, going to be consistent with how you wish to allocate your funds and the lifestyle you wish to lead?
I would highly recommend seeking pre-approval through a mortgage broker or specialist of your choice to determine what your financing capability is. Once armed with this information, you will be able to determine the price range we will be looking in by knowing what monthly expense is most comfortable within your budget.
Step 2: Finding a Realtor
This is where I’d like to again, sit down and listen to all that you have found and what you have decided are your goals for the purchase. I’m going to listen attentively to what your needs and wants are in an ideal home, and with your best interests in mind we will decide upon an approach that is going to be most effective in achieving the goals you have for your purchase.
As your designated buyers agent I wish to become an expert on your specific needs and wants as we work in partnership throughout the whole process. I truly care about making our partnership a success by ensuring I immediately address any conflicts or stresses that may arise in an effort to make the process as smooth and worry-free as possible. As soon as we’re confident that there is a complete understanding of all needs and wants, as well as a timeline for completion, we can determine the most effective strategy to get you into your ideal home.
Step 3: Finding your ideal home - The search process
Again working in close partnership we will be using the tools made available through AdamGoss.ca to save search criteria and share listings of interest with one another. I will be making further inquiries into these properties to determine whether they do in fact meet all our needs and warrant our scheduling a viewing. We will together view these listings and weigh all the pros and cons in order to systematically refine the list until we have identified that which truly meets our criteria. Once we have found the home you want to pursue we will take to the next step of preparing an offer.
Step 4: Closing on your ideal home
We have identified a home that you wish to make your own. We now need to draw up an offer that will put you in the most advantageous position to A) get the best price possible and B) insure your best interests are best protected by the appropriate subject clauses.
Once we have reached an accepted offer, we will work in tandem to preform our due diligence taking action to satisfy all those interests we had protected conditionally under contract. Essentially this is where we insure that we are making the best educated decision for you and your family, moving forward based on the goals we set forth initially. Should we have all the confidence that we are making the right decision, we will remove all subjects from contract, firming up the deal, and you can start making arrangements for the big move.
Step 5: Moving in
We are nearing the moving date, this is where I’ll walk you through the completion, adjustment, and possession dates. Final documents will be signed at your notary’s office where the property will be conveyed and mortgage registered on title. I will deliver keys for you to take possession of your new home on the day we agreed to in our original offer.
I am here for you the whole way; my service does not end after firming up the deal, it does not end when I hand you the keys. I wish to maintain long standing relationships with all those I have the pleasure to work alongside and welcome your contact well beyond your move-in date.
